This house is not liveable--- it is a project for someone. And not a handyman special. Requires total rehab. Floors are pine, which I consider softwood, but having 100 years old resin, and with no BRIGHT choice for "pine" or "wood", I have termed them "hardwood". Should be remodeled as 2 BR,s each with good closet, and,2 bath, raising the ceilings and re-tying the collar beams. Also, should cut the ceiling in the foyer to allow 7 ft of headroom on the staircase. Possibly tear out all non-loadbearing walls on first story, to create a "great room". The green grassy parcels adjacent to the south are two town lots and do not belong to the house parcel (see survey under "documents" herein). Small yard in rear. Seller hereby discloses to Buyer that the Town of Easton requires prompt correction of exterior rot; replacement of any broken windows; and scraping and painting the front porch. The house is being offered "as is" with respect to termites and other wood damaging insects. All systems other than electric are deemed non-functioning, and Seller will make no adjustment to purchase price for same. So paragraph 19 of the standard contract of sale needs to be deleted and replaced with alternative “as is” paragraph. A minimum deposit in the amount of 5% of the purchase price must be paid into escrow by the end of the inspection period. Closing date can be at Buyer’s call, within 60 days from date of ratification. Seller requires the Buyer's cooperation in completing a Section 1031 tax deferred exchange, if Seller decides to effect a 1031 exchange.
