Working Together
I find it best to have an honest, direct approach in communicating with clients.  When I am entrusted with representing a property, I am commited to working with the sellers to meet their goals.  I meet with the owner to learn as much as possible about the property.  When a potential buyer inquires, ˜where the property line is, what type of heating does it have, or where does the sun set' - the Realtor working for you should have the answers.  Having to ˜get back to potential buyers"  for every little question is not good salesmanship. 

Showings
I feel it is important to be present at all showings. Using a Lockbox on your home is convenient for the Realtor, but not always in your best interest.  Lights need to be turned on, window coverings opened, and maybe those leaves swept off the front porch. These ˜little things' can be key to a successful showing.  When an agent brings in a potential 'buyer',  I want to point out special amenities and answer any questions.  It is also my responsibility to see that care is taken with the home, and that it is secure when leaving.

Marketing Plan
I will put together a custom marketing plan with an effective price.  My market analysis takes into account the most actively searched prices and home values throughout your area, including expired listings and properties still on the market.

The internet has become the most important tool in the real estate game. Today, 90% of home buyers begin their property search on the internet or spend some time online researching communities and available homes before contacting a real estate agent.  

My state-of-the-art website is hosted by one of the leading real estate website design companies.  This helps us rank in the top results for Google searches for real estate searches in the area.  I am notified immediately when a prospect is inquiring about your property. The software program automatically places potential buyers in a communication program so that I can maintain friendly contact with them - encouraging more repeat visits to my website and views of your listing.

Local Exposure
The Chestertown office of Coldwell Banker Chesapeake Real Estate Co. is located near a local coffee shop, so it gets a lot of foot traffic from tourists and locals. Your Listing Flyer will be in the front window.  Your ad will have also have exposure in various local media.

High Quality Photos
Studies show that listings with more photos attract more visitors, and keep Buyers looking at your home longer.  I use a high-quality digital camera and take numerous shots.  We encourage you to compare our listing content and photos to others.

Tech / Office Support
My wife, Vicki, has a business background and is computer savvy. She works full-time on the Support side of the business.  She uploads your listing information and photos to various websites, creates flyers, handles advertising, marketing and other tasks. This allows me more time to focus on direct contact with clients, and the actual selling and buying process.
